Uttarakhand Brings Uniform Zoning Policy Statewide

Dehradun: The Uttarakhand government has introduced Unified Zoning Regulations to bring common standards for master plans across both hill and plain regions. Issued under the direction of Principal Secretary R. Meenakshi Sundaram, the new rules aim to promote planned, sustainable and disaster-resilient development.

A 15-tier road classification system will now apply uniformly to all cities, guiding construction of residential, commercial and institutional buildings.

The regulations mandate strict safeguards by declaring all water bodies as Conservation Use Zones, enforcing a 30-meter no-construction buffer, imposing a 100-meter ban near eco-sensitive areas, and regulating forest land as per Forest Department norms.

The government says the unified policy will help ensure balanced, safe and eco-friendly urban growth across Uttarakhand.
